Today was the end of the 37 day challenge!

37 days ago I challenged Brenda Long, an agent here at my company Zito Real Estate Group in Baton Rouge LA, to a challenge to take at least 5 listings if she would follow the system. Well she did follow it and she got 6 expired listings in 37 days.

Not to mention that she also closed four sides (3 homes), and one was the closing from you know where! And she got six new buyers from her new listings. I would say she has had a pretty busy 37 days!

And the great thing about Brenda getting buyers, she knows how to qualify them and she only works the ones that she knows she can get to the closing table!

There are also 133 more expired listings that she needs to follow up with to finish out the 8 expired listing postcards.

I will post at this blog soon because we will do a wrap up video and as she puts on any more listings from prospecting the expireds I will update you.

Today is day 33 of the 37 day expired listing challenge!

Brenda got 7 calls and 6 listings so far and it’s not over. There are a lot of postcards going out and will be going out well after this 37 days is over.

We will be doing another call and I will share my 11 point plan to getting a house sold in any market in economy.

That call will come sometime shortly after the challenge is over. I will also do other calls and blog posts about what is going on with the expired listings! I’m not sure if I will blog here or at my other blog but I will post that on day 37.

Today is day 30! Just 7 more days left of the expired listing 37 day challenge!

Brenda took the listing from the 7th appointment. She has so far taken 5 of the 7 listing calls that she got. Actually the first two were from her dropping off the letters.

The other five called her, and one of those she played phone tag and when they finally talked Brenda found out that he already re-listed with another company! So she ened that conversation right away and he was removed from the list.

And one other that she set a listing appointment for had to go out of town and they have not met yet but I believe this will be a good listing!

As you probably know by now if you have read any of my material. I have been working expired listings since 1992 and I can honesty say that I have never had anything happen like what happened this morning! The explanation below will mean a lot more when you hear me call Brenda and tell her about it.

Our little company here in Baton Rouge is virtual meaning my home office is the address that gets put on everything.

Well this morning about 8:15 I noticed a white truck in my driveway so naturally I went outside (rather apprehensive) to see who was in the truck and how I could help them!

A nice retired gentleman got out of the truck asked if Brenda Long was here! I said no Brenda doesn’t live here and I proceeded to explain how our company is structured. He had a expired listing postcard in his had and said Brenda had been sending them and he came by to sign a contract for her to sell his house!

She had never spoke to him at this point! So I set the listing appointment for her for this Saturday at noon! I am smiling from ear to ear as I write this!

This is very exciting! This is will be the 7th expired listing and Saturday will be day 27! And out of the seven of the 5 of came from the expired postcards. I want to reiterate that making calls and going to the door is great! But it just does not get done on a regular basis! Yet mailing the postcards is very easy to do every day!

There is another thing I want to be clear on this programs objective is to get you to talk to expired listing sellers-period! Getting the lsiting once you’re on the appointment, getting the listing sold, getting price reductions, etc is seperate from this program!

Today is day 24 of the 37 day challenge! As you know by the title the challenge was to get 5 listings. Well, Brenda got a call this afternoon from an expired listing seller that received our letter that Brenda dropped off and only one expired listing postcard!

This is the fourth listing that came straight from the expired postcards from the follow-up! This system is good for staying in front of these expires listing sellers about three times a week!

It would be almost impossible to make that many contacts with the homeowners by phone or in person!

Brenda will take Expired Listing number 5 on day 25! The appointment has been set and everyone is excited! Today Brenda mailed her packages and wasn’t able to connect with anyone!

The sellers are receiving expired listing postcards every other day! Calls and visits when possible. But the great thing about the expired listing letters and postcards is it is much easier and practical to be consistent with mailing them everyday! And that is the name of the game!

Happy Memorial day!

Thank you sooo much to all of those who gave their lives for my freedom!

Words can’t express my personal gratitude!

Well, Brenda took the day off and I’m glad for her. Besides she has been under the weather! So we will get back on track tomorrow, Tuesday May 26, 2009!

She has the 5th listing appointment set for this Thursday May 28 at 4:30 PM.

If you listened to the last expired listing challenge call you heard that we are going to adjust the number of expired listings she goes after daily from 10 down to 5. We started with a 10 per day six day a week minimum. Now that she has hit the goal she will set a minimum daily number to five.

Here is how that will work. She first will pull the new expireds everyday and if she has five or more then she will mail or deliver an expired letter to them. And if she has less than five new expired listings then she will pull up how ever many old ones to meet that number!

After that she will send expired listing postcards to them every two days!

With this newest expired listing on Thursday that will be 3 from the letters and expired listing postcards, and two from her meeting them face to face and none from the phones yet but she has generated some good leads from the phone!

I guess we could say Brenda is tearing it up even as busy as she is with several problem child pending sales! She received a call from a seller who has been receiving the expired listing postcards and letters.

We will have some new calls to listen to hopefully tomorrow!

Expired Listing Postcards are the backbone to a solid listing business as a Realtor. When you use expired listing postcards on a regular basis you will love the results because you will have expired listing sellers call you first.

Brenda Long got her first taste of that a couple of days ago when a seller actually emailed her and listed his two properties without meeting her!

In this 5 Expired Listings in 37 day challenge it’s very possible to list more that if you stay focused on the task and the plan and not the outcome. It’s easy to get discouraged when you are looking for results daily!

But if you just set the plan up and focus on that you will find that it’s much easier to stay excited all the time.

Brenda took two listings yesterday from the expired listing letter and two expired listing postcards. If you haven’t listened to any of the calls yet take a minute and go sign up in the free members section of the expired listing challenge site.

You will get a kick out of the call because she was so excited to have this seller send her an email because of the letter and two expired postcards.
